    Residential conveyancing costs

    All our conveyancing work is conducted by fully qualified and experienced solicitors only. They will assist you through the process and provide all the necessary advice and guidance you need. Please refer to our home page for details of these solicitors.

    Residential conveyancing

    There are a number of factors which affect the fee we charge for doing conveyancing work. These include whether it is a sale or purchase, whether the title is freehold or leasehold, registered or un-registered and whether you are having a mortgage or assistance under the Government Help to Buy scheme. These factors affect the amount of paperwork and correspondence that is necessary and also our risk and responsibility factor.

    However, when we provide you with a conveyancing quote, this includes all the work necessary to complete the transaction.

    In addition to our costs, there are some other variable expenses including search fees, land registry fees, stamp duty land tax, managing agent’s fees and lenders fees. Some of these vary according to the price of the property and some vary according to your personal circumstances (e.g. stamp duty land tax).

    We charge a composite fee of £300 inclusive of VAT for a search pack on a purchase which includes a local authority search, environmental search, chancel repair liability search and a water and drainage search. Occasionally, additional searches may be necessary e.g. a mining search.

    Our costs do vary but are likely to be between £550 plus VAT and £1500 plus VAT plus the expenses mentioned above. They will include acting for your lender, if you are having a mortgage.

    Our quotations assume that there is no defect in the title of any property you are selling and that all necessary planning, building regulation and other necessary consents are in place.
