CONVEYANCING SOLICITORS

When moving home or buying a new house, you will need conveyancing support from a solicitor to help you with your move. Conveyancing is the legal term for changing property or real estates. We use conveyancing software and on-line access to The Land Registry to provide instant searches. It is Fentimans' promise to our clients that as more property related services become available on-line, we will make the investment to obtain them so our clients can benefit from a truly 21st century service.

Home Information Packs (HIPS) became compulsory from 1st August 2007 for properties with 4 bedrooms or more and it will be an offence to market a property without commissioning one. Compulsory HIPS for smaller properties is likely to be phased in over time. A HIP is essentially a pack of legal information accompanied by an energy efficiency rating of the property and must contain Title Information; a Local Authority Search; Essential Local Neighbourhood Information and an Energy Performance Certificate. We will be able to provide our clients with a HIP as part of our Estate Agency service.

We also have considerable experience in high value commercial transactions especially in the area of leases where there can be many pitfalls for the unwary. Due to the structure of our firm and our relatively low overheads, we are able to undertake many transactions providing a similar if not superior service as a large city firm but at a much lower cost.
